A good 12 month home maintenance calendar spreads the work out so basic tasks don't all land on one weekend. Use this as a baseline, then adjust it for your climate, appliances, lease, HOA, and the systems your home has.

Climate note: This calendar assumes a Northern Hemisphere seasonal pattern, with winter in December to February and summer in June to August. If you live in the Southern Hemisphere, shift the seasonal outdoor tasks by about six months and keep the monthly indoor checks on whatever rhythm fits your home.

January: safety and indoor air

  • Test smoke alarms and carbon monoxide alarms.
  • Check HVAC filters and replace them if dirty.
  • Look under sinks for leaks, swelling, or musty smells.
  • Check indoor humidity and window condensation.

January is a good month for indoor checks because heating systems are running and windows are closed. Keep it short. The win is catching dead alarms, clogged filters, and slow leaks before they become background noise.

February: appliances and water checks

  • Clean the dishwasher filter if your model has one.
  • Clean range hood grease filters if you cook often.
  • Check the water heater area for rust, leaks, or rumbling.
  • Look behind or near the washing machine for hose wear or dampness.

These are the tasks people skip because the appliance still works. That is exactly why they belong on the calendar.

March: spring drainage prep

  • Check gutters and downspouts after winter debris.
  • Make sure downspouts drain away from the house.
  • Look for soil sloping toward the foundation.
  • Test the sump pump if the home has one.

Spring rain exposes drainage problems quickly. A short walk after rain tells you more than a dry inspection.

April: cooling prep

  • Check the HVAC filter.
  • Clear leaves, weeds, and storage from around the outdoor AC unit.
  • Test cooling mode before the first hot week.
  • Check the AC condensate drain and pan if accessible.

Do this before contractors are booked out and before the first miserable week of heat.

May: exterior water and outdoor systems

  • Turn on exterior hose bibs carefully and check for leaks.
  • Run irrigation zones if the home has sprinklers.
  • Check screens, door seals, and obvious gaps.
  • Clean grill grease trays and check gas connections before heavy use.

June: laundry and refrigerator checks

  • Clean the dryer lint screen every load.
  • Check exterior dryer vent airflow.
  • Clean the dryer vent path if drying is slow or the history is unknown.
  • Clean refrigerator coils if they are dusty or packed with pet hair.

Longer drying time and dusty coils are early warnings. Neither looks dramatic at first.

July: midyear safety reset

  • Test smoke alarms and carbon monoxide alarms again.
  • Check alarm manufacture dates if you skipped it earlier.
  • Review emergency shutoffs and breaker labels.
  • Check that flashlights and basic supplies are easy to find.

August: cooling and water use check

  • Check HVAC filters during heavy AC use.
  • Watch for rooms that never cool well.
  • Check toilets for running water or base leaks.
  • Look for irrigation overspray, soggy spots, or broken heads.

September: fall heating prep

  • Test heating mode before the first cold week.
  • Replace the HVAC filter if dirty.
  • Schedule service if the system struggled last season.
  • Check carbon monoxide alarms before heating season.

October: gutters, roof edge, and exterior

  • Clean gutters after leaves fall if trees are nearby.
  • Look from the ground for loose shingles, sagging gutters, or branches touching the roof.
  • Check weatherstripping around doors.
  • Seal obvious gaps where cold air or pests can enter.

November: freeze prep

  • Disconnect hoses.
  • Shut off exterior water where freezing is a risk.
  • Know which pipes are most exposed to cold.
  • Keep furnace intake and exhaust vents clear if applicable.

December: review and reset

  • Review what broke, clogged, leaked, or needed attention this year.
  • Save filter sizes and appliance model numbers.
  • Set next year’s recurring reminders.
  • Remove tasks that don't apply to your home.

A calendar should get more useful over time. Start broad, then tune it to your home.

Good maintenance rhythm

  • Monthly: alarm test, filter check, quick leak check.
  • Seasonally: HVAC prep, gutters, drainage, outdoor water, weather tasks.
  • Yearly: dryer vent check, refrigerator coils, water heater review, calendar reset.
